What this calculator does

This calculator isolates the principal-and-interest portion of a fixed-rate mortgage payment. It first subtracts the down payment from the home price to find the loan amount, then applies the standard amortizing-loan formula across the selected term.

What to know before you use the result

  • Monthly result includes principal and interest only.
  • Property taxes, homeowners insurance, HOA fees, mortgage insurance and closing costs are excluded.
  • The rate is treated as a fixed nominal annual rate divided into monthly periods.

Common mistakes to avoid

  • Comparing the principal-and-interest result with an all-in monthly housing payment.
  • Entering an interest rate from a different loan structure as though it were fixed for the full term.
  • Ignoring fees when comparing lender quotes.

Quick answers

About the mortgage payment calculation.

What is included in the monthly payment shown?

Principal and interest only. Other housing costs can materially increase the amount paid each month.

How does the down payment affect the result?

A larger down payment reduces the loan principal, which reduces principal-and-interest payment when rate and term stay the same.

Does this calculate APR?

No. It uses the interest rate you enter and does not add lender fees to create an APR.

Is this a mortgage quote?

No. It is a mathematical estimate. Actual lender payments and qualification depend on loan terms, fees, insurance, taxes and underwriting.
